Buying a Home

When I’m teaching my new agents how to make a living in real estate here is what I tell them about helping Buyers. I thought you might find it helpful.

Most Buyers need to understand these three things before they are ready to buy:

1.) What is available? Have I seen everything for sale that meets my needs? Is the price fair? Can I get it for less?

2.) What can I afford? There are so many financial options available (even in this turbulent mortgage market). What type of financing is most appropriate for me? What should I do in preparation (pay off credit cards, fix credit, etc.).  Should I buy now or wait and to save up more down money?

3.) How does the process work? How do I protect myself from the unknown? How does the inspection process work? What does that 20 page Agreement of Sale I’ll be signing really mean?

Here is how we can help you with all three.

1.) With our Just Listed emails you’ll know all the available properties on the market. When you find a home you are thinking of making an offer on, we will do a market analysis for you. You will then know what other homes like it have sold for and what similar homes are asking. How long they stay on the market and how much less than asking on average sellers in the neighborhood have taken. We’ll show you what the owner paid for the house and even how much of a mortgage they took out.

2.) We are partners with a premier mortgage company, 1st American Mortgage. We will put you in touch with an experienced Loan Officer. He can go over all the programs you qualify for and help you decide which is best for you. Contact me for a referral. 


3.) Call me for a copy of the Pennsylvania Association of Realtors Consumer Guide to the Agreement of Sale. This is the best document I’ve seen in my 30 years in the business to help you understand the agreement you will be signing when you find the home you want. You will understand how the agreement protects you (and how it protects the Seller) and what choices you have at this crucial time. Read this before you sign a binding Agreement of Sale and you will make better decisions and feel less stress.
